Well-cared-for hardwood can last generations. Here's how to take care of yours, with notes specific to Middle Tennessee's climate.
1. Vacuum or Sweep Often
Grit is the enemy of finish. Tiny particles get ground into the floor under foot traffic, dulling the top coat over time. A soft-brush vacuum head or a microfiber broom 1–2 times a week makes a measurable difference in finish lifespan.
2. Use the Right Cleaner
Skip vinegar, ammonia, soap, and steam mops — they all damage hardwood finishes. Use a manufacturer-approved hardwood floor cleaner (Bona, Loba, Pallmann, etc.) or a damp (not wet) microfiber mop with plain water.
3. Control Indoor Humidity
Middle Tennessee humidity swings from very high in summer to very low in winter. Aim for 35–55% indoor humidity year-round. Run a humidifier in dry winter months and your HVAC's dehumidification in summer. This is the single biggest thing you can do for the long-term health of your floors.
4. Put Felt Pads on Furniture
Every chair, table, and sofa leg. Replace pads when they wear out. Pet beds and toy bins too if they get dragged around.
5. Trim Pet Nails
Big dog nails are the most common cause of scratched hardwood. Regular nail trims pay off in finish lifespan.
6. Use Mats at Entries
An outside mat and an inside mat at every entry catches grit before it hits the floor. Avoid rubber-backed mats that can trap moisture against the finish.
7. Recoat on a Schedule
Recoating every 3–5 years (sooner with pets and heavy traffic) prevents you from ever wearing through the finish in the first place. It's cheaper, faster, and extends the wood's life significantly. Learn more about recoating.
8. Address Spills Fast
Standing water is hardwood's worst enemy. Even sealed floors aren't waterproof. Wipe spills immediately.
9. Get a Walk-Through Every Few Years
