7 Signs Your Hardwood Floors Need Refinishing (Not Replacement)

How to tell if your floors need refinishing — and the times when they don't actually need to be replaced.

One of the most common misconceptions we run into: homeowners assume floors that look bad need to be ripped out and replaced. They almost never do. Here are the seven signs that say "refinish," not "replace."

1. The Finish Is Worn Through in Traffic Lanes

Look at where people walk most — kitchen entrances, hallway centers, in front of couches. If those areas look dull or hazy compared to under the rug, your finish is wearing through. Refinishing fully restores it.

2. Scratches Show the Wood Underneath

Scratches that catch the light are usually just in the finish. They sand out cleanly in a refinish.

3. The Stain Color Has Faded Unevenly

Sun-exposed areas often fade lighter than spots under furniture. A refinish (with re-staining) evens everything back out.

4. Pet Damage Around Doorways

Dogs scratching at doors creates concentrated damage that's startlingly easy to fix during refinishing. The wood underneath is almost always intact.

5. Water Marks That Haven't Soaked Deep

Surface-level water staining sands off. Only when water has soaked into the wood for an extended period do boards actually need replacement.

6. The Floor Just Looks "Tired"

Sometimes there's no single problem — the floor just doesn't look fresh anymore. Refinishing brings it back to life dramatically.
